A few of the pointers in this article seem to be vastly out of focus with the reality of the Mid Ohio Valley.

Yes, a real estate agent is less hassle that doing it yourself, but they will not speed up a sale. The house is going to sell when it's going to sell. Don't fool yourself that the agent is spending every waking minute selling your house. Most of the time they sit at the office doing little if anything.

Also, with the combination of low housing prices and many homes for sale in the MOV, the net effect is that there's too many homes for sale. With that many places in the market in our area, your home is probably not going to sell fast no matter what you do. Given that, there's little reason to give 6% to a realtor.

Craigslist is really only good for getting ripped off. You WILL get lowballed. You will get scams. You will get very few serious buyers out of the MOV. If you're going to buy from Craigslist, nearly everything in the MOV is listed very high priced.

Speaking in internet terms eBay is a horrific place to do business as a seller. eBay charges considerably over the customary percentage, and if you tie ****** to your eBay account they eat even more. Unless you're doing more than 10,000 dollars in business with them any given year, they're not worth it.

In the MOV, the single best way to sell remains doing it yourself and using yard signs and the local papers.

Everything else is a waste of money, potentially dangerous to your interests and bottom line, and rife with hidden problems that the average person is not aware of.

For such an industrious people as the MOV has, doing it yourself should not be too big a deal.

I have sold a home myself and used a realtor. I will never sell by owner again. It was worth the 6% for my realtor to take all the phone calls and find serious prospects. She also paid the advertising and I didn't have worry about showings around my work schedule. She had my house under contract within two weeks. A good realtor will make sure you understand the market--they will tell you that the number of quality listings in your price point largely affects how fast you will sell.

The only thing we have to be sure of then, samy, is that we're using a good realtor.

The bad news is that there are no good realtors in this area. It can be argued that there are certainly better realtors than others in the area, but if you look at a larger regional scope of realtors, the ones in the MOV are largely a lazy group that do little and expect tons in return.

If you're selling your house for $200,000, the realtor takes home a hefty 12,000 bucks to do little more than stick a sign in your yard and wait for calls to come in.

The next time you're bored and want to validate my statements, shadow your realtor around town. They're almost always not doing diddly about your house. Instead, they sit around the office or go shopping.

For 12,000 bucks, you can do that yourself.
